How Fantwin prices a pest job

Pest control pricing is not one number, and a company that gives you one over the phone without asking what you have is guessing. What a job costs comes from the pest, the size of the area that actually gets serviced, how the building is put together, how far the problem has already spread, and how many visits it takes to finish. Those five things are what a technician is measuring while walking your property, and they are what the written quote is built from.

Fantwin quotes in writing before any work starts. The estimate names the pest, the areas to be serviced, the method chosen from the inspection, the number of visits included, and anything deliberately left outside the scope. Nothing is applied to a property until the customer has that in hand and has agreed to it.

Two kinds of pricing show up on this page. One-time service solves a problem with a clear end — a wasp nest, a single roach cleanout, a bed bug room. Recurring service prices the problem that comes back on a schedule, which in South Jersey means rodents from the first cold nights, ants in the spring, and mosquitoes from late April onward. The per-visit price on a plan is lower than the same visit bought one at a time, because the pressure is being managed instead of reset every few months.

Everything shown on this page is an example, not a bid. The figure that counts is the one on the written scope, confirmed on site from the property and the inspection findings, rather than a number a form produced before anyone had seen the building.

How many entry points there are

A mouse needs a gap the width of a pencil and a rat needs one the width of a thumb. A house with two openings at the utility penetrations sits near the bottom of the range. A home with a shared wall, an open crawl vent, a gap under the siding and a broken sewer clean-out sits near the top, because every one of those is a separate piece of sealing work with its own materials.

Whether it is mice or rats

Mice live inside the structure and are usually resolved from the inside out. Norway rats burrow outside and travel in, so the work moves outdoors — burrow treatment, exterior stations, and repairs to whatever they are running along. Rat work covers more ground and prices higher for that reason.

How far it has already gone

Droppings in one kitchen cabinet is a different job from droppings in the basement, the kitchen and the attic. Spread tells the technician how long the population has been established and how many visits it takes before activity stops for good rather than for a fortnight.

What the sealing work needs

Closing a gap in vinyl siding is not the same work as closing one in a foundation, a rotted sill plate, or a garage door sweep that no longer meets the slab. Exclusion materials and the labor to fit them are the single largest swing inside the range.

What changes the price of any job

The pest

Biology sets the method and the method sets the cost. An ant job is a baiting strategy and a short visit. A bed bug job is a room-by-room preparation, treatment and follow-up cycle on a fixed schedule. Same house, same square footage, two completely different pieces of work.

The area that gets serviced

Price follows the treated area, not the deed. A 3,000 square foot home with activity in one detached garage is priced on the garage. A small apartment with activity in every room is priced on every room.

How the building is built

Slab, crawl space and basement each hide pests differently. Twins and row homes share walls, so the plan has to account for what is happening on the other side of a wall nobody has access to. Older borough housing stock in Camden County generally has more penetrations to seal than newer construction.

How far along it is

Severity changes the number of visits, and visits are what a plan is made of. A problem caught in the first week is often one visit. The same problem in month six is a cleanout followed by a monitoring cycle, and the quote says which of the two it is.

Access and preparation

A finished basement, a packed attic, a locked crawl space or a tenant who is not home all cost time. Where preparation is needed before treatment can work, the estimate says so plainly, because the alternative is a wasted visit that somebody still has to pay for.

One visit or a plan

A single visit is priced as a single visit. A plan spreads a lower per-visit price across the year and includes the return trips, which is why the recurring number for a service is below the one-time number for the same service.

What is in the price, whatever the service

These are not extras and they are not quoted separately. They are what a licensed job is, and they are the reason a written scope is worth more than a number over the phone.

Do you charge more for an older home?

Is there a charge to come back?

Do you price commercial work from this page?
